I have some low spots in my yard and will be bringing in some dirt to level everything off. @SWB some of these rains have been crazy lately. Thursday was like a hurricane here. Trees down and massive rain for about 45 minutes. Then the sun came out. After all the heartache you had last year I hope this Reno works out for you.

Spidey if the hoa takes care of the mowing are they mowing once a week with a zero turn? It looks like they are mowing it low but the lower you mow the more frequent you need to mow. @LawnDetail is the impeller adjustable up and down? It looks like from the photos it is just further down on the shaft in the first.

I have a routine where I buy a new pair of shoes in the spring and my old shoes become my mowing shoes. I use them for a year and then they get replaced. It’s a great system except when I buy new dress shoes or house slippers. Those years suck.

Fusillade too expensive for a one time use. Also, it resides in the soil for 2 weeks, so I could really only use without fear on the 1st, maybe second treatment. I think Ill just use the gly and a water soluble Urea. My local Site one doesn't have the A.S. If I cant source it somewhere else locally...

@MikeGSoCal be sure to do your research on kikuyu removal before you start. From what I have read it is a beast that comes back with a vengeance. It can make bermuda look easy to kill.

I agree with @Tellycoleman in the backyard every brown area is surrounded by dark green. Looks to me like the rye won in those areas. Same in the front for the most part.

Get them to put in writing to fix it if it doesnt get better. Dont forget your paying for the sod when you buy the house. If you have a garbage disposal that doesnt work what would you do?
