If your temperatures go anywhere above 80 fine fescue goes dormant no matter how much you water it. I just killed a huge section of FF in my lawn and doing turf type tall fescue ( TTTF). The newer varieties are much finer blade. I would look onto those if temp is a concern.

@uts, if it's in full sun and is drying out rapidly, you might get away with it for a week or two. But I would think eventually it might retain too much water. If you are looking for seed recs call newsom seed in MD. They have a good blend of TTTf at a great price. They also have a great customer service. Your lawn size is fairly big at 20,000, @6-7lbs/M you need 120-140lbs at least. You can probably get 3 bags and even make your own blend. Have some left ...

Look at earthway spreaders. You can also get a 50lb lesco for 250ish if I remember correctly. Used you can probably get the 80lb SS lesco in the samd 200-300 price.

Went through your journal and the yard looks fantastic.. it seems within 30ish days you've gone up to a full lawn.

I wanted to ask you where you get your RM from? I searched everywhere and never found it. Ended up seeding 2 weeks later than planned.

Fine Fescues can be cut low. It is used on Fairways (mostly in Europe) but I am not sure it will be able to handle your climate. I realized this very late when I was scalping an area for overseed.
