Do ProD + one without the surfactant, water in, then spray the one WITH the surfactant. The difference is MSM and ProD are for soil, and Dismiss goes on the leaves.

What concerns me is that the problem seems to stop at the property line. Have you applied anything in the last couple months? Also what I see looks like fungus, and possibly in the summer had some insect and or mole activity there. I'm noticing everybody else has a green lawn, so that strikes me as ...

Negate is a good one.

Next month, early to mid february, I would recommend spraying prodiamine (rather than granular).

Prodiamine + Gallery applied as a spray is superior to Snapshot. Trifluralin is a volatile and unstable herbicide that normally must be deeply incorporated into soil immediately after application. Liquid Snapshot?

So I see Gallery or just plain Qualipro Isoxaben - but Trifluralin as a separate product.

Being that snapshot is so expensive as a granular, does anybody do like Isoxaben and Prodiamine, or something else instead?

I’d wait about 3 days after mowing to give them time to pop up. The more product you can get on the leaves of the weeds the better. No issue at all with doing pre and post. Sometimes even with spraying driveway cracks I mix in prodiamine with the roundup.

What post-emergent are you thinking of using? If you're picking up something at one of the big box stores, you'll probably create a lot of burn spots in your grass by applying when it gets too hot outside. You can do it. Just know it won’t fill in till next year. Aerate the crap out of it and top dress with sand. Then put out your prodiamine fert after watering the sand in so it settles.

Any ideas? I do see this one spot that looks like fungus but I’m not sure if that could be what caused all this.

You have a mix of bermuda, goosegrass, crabgrass, and I forget the name of that one weed.

Id start with an application of celsius and fertilizer, and go back with Quinclorac for any of the crabgrass.
