Pull up some of the brown lawn to check the roots. Warm-season roots are very different from cool-season so it should be easy to identify. From where I'm sitting it looks like zoysia. The ruts are caused by mowing in the same direction. Go diagonal for a while.

The good news is you have a level lawn and few trees.

This is what I am guessing.
Tier 1 - I just want something green. Perennial "weeds" that stay green year round are welcome.
